World Class Lies Beyond Superhost

Achieving real success on Airbnb means aiming higher than just “Superhost” status.


People still proudly extoll the virtue of their “Superhost” status.

It is certainly still meaningful, but less so. Some would argue that anything that takes you 19 days to attain (as it did us) probably isn’t that amazing. But make no mistake we wanted it and worked hard to get it. It's just that things have moved on and Superhost is now just the "table stakes".


Airbnb now has a status heirarchy and it's important that you strive to rise through. Here is a brief explanation of the hierarchy and a few of the basics you should consider to help you focus on what matters to not only elevate your status but rise through Airbnb’s rankings and most crucially, attract more bookings while maximising your ADR.


Airbnb Host Hierarchy

Simple Truth - The higher your status, the more visibility and credibility you’ll gain on Airbnb.


  • Superhost – If you haven’t reached this yet, evaluate why and consider adjustments.

  • Guest Favourite – Recognizing the top 20% of properties out of 8 million listings.

  • World Top 10%

  • World Top 5%

  • World Top 1%


Importantly, Airbnb have at the same introduced a Bottom 10% - call this flag a warning - they removed over 7000 properties off the platform last year.

The direction of travel is clear (reminding me of the old GE leader Jack Welch's HR Policy culling the bottom 10% every year) - the best will be promoted while the worst performers will depart.


Essential Elements for Success

1. Craft a Compelling Title

Your title is the first thing Airbnb’s algorithm and guests see.

Use keywords, abbreviations, and nearby attractions to enhance discoverability.


2. Write an Accurate and Appealing Listing

Transparency is key. Set realistic expectations while highlighting your property’s unique features.

A clear description minimizes misunderstandings and bad reviews.


3. Invest in Professional Photography

High-quality images boost views and bookings.

Capture both wide shots and detail shots for maximum impact.


4. Use a Dynamic Pricing Tool

Manually setting prices leads to lost revenue.

A dynamic pricing tool ensures rates adjust based on demand and competition.


5. Maintain Outstanding Communication

Automate routine messages (e.g., booking confirmations, check-in details).

Respond promptly and honestly to guest inquiries.


6. Prioritise Guest Experience

Guests pay a cleaning fee—should they also be expected to wash dishes?

Accept that minor breakages and stains are part of hosting.


7. Provide Flexible Check-In/Out with Secure Key Access

Most guests prefer self-check-in over a meet-and-greet.

A secure key safe allows flexible access and peace of mind.


8. Offer a Comprehensive Guest Guide

Provide local tips, dining options, and attractions.

Digital guides and guest books enhance the experience and create a community feel.
